Hellenic Properties Aims for €500M in Real Estate Holdings by 2030

Hellenic Properties, a real estate investment and development company with a focus on Greece, has achieved €135 million in property investments over the last two years, bringing its total investment record to €200 million across 14 projects. This growth is bolstered by a strategic alliance with Vamare Investments Group, a Greek family office, as they aim to surpass €500 million in Gross Development Value (GDV) by 2030. The firm’s diverse portfolio includes hospitality, office, and residential properties situated in prime Greek locations, with a notable portion of their over €130 million investment pipeline dedicated to hospitality ventures. To support these endeavors, Hellenic Properties has secured €66 million in debt financing from leading Greek banks.

With five project exits already completed, Hellenic Properties has achieved an average equity multiple of 2.15x. Looking ahead, the company plans to execute three more project exits by the conclusion of 2026. This strategy aligns with their goal to recycle capital efficiently and expand their investment portfolio. The firm anticipates its leasing portfolio to yield approximately €4.1 million in net income by 2026 and projects an average leveraged internal rate of return (IRR) of 22.9% at the project level.

In a move to enhance its hospitality portfolio, Hellenic Properties has agreed to acquire a third hospitality asset on the Greek mainland. This acquisition is a key step towards establishing a larger hospitality investment platform within the company. As part of its forward-looking strategy for 2027 to 2030, the company aims to reduce its average investment cycle to under 3.5 years, expand its investor base to include more family-office and institutional investors, and leverage technology-driven portfolio management to boost operational efficiency.

The company emphasizes a strategic focus on disciplined risk management, sector diversification, and capital recycling as it pursues its ambitious €500 million GDV target. By enhancing their acquisition strategies and streamlining their operations, Hellenic Properties is positioning itself to make significant strides in the Greek real estate market.
